PB#16.018 UPDATED: DECEMBER 2018 1.0 PROJECT DESCRIPTION Regatta View, LLC is proposing the development of a 6.79 +/- acre parcel located on the northeast corner at the intersection of Route 9P and Regatta View Drive in the City of Saratoga Springs. The proposed project includes 12 residential duplex condominium units (24 total units), associated driveways and a private road. The project will result in approximately 4.7 +/- acres of land disturbance and 1.88 acres of new impervious area. The City of Saratoga Springs currently owns and operates water mains along Regatta View Drive and Dyer Switch road to the north and south of the project site. With the development of this parcel a new watermain will be constructed, along the proposed roadway, between Dyer Switch Road and Regatta View Drive. The following narrative provides information related to anticipated water consumption associated with the proposed project and background information relative to the existing City of Saratoga Springs water system serving this area. Sanitary sewer service will be provided to the site via an extension of an existing gravity main to be owned and operated by the Saratoga County Sewer District No. 1. Stormwater will be managed onsite. Separate engineering narratives have been prepared for the proposed sanitary sewer service to the site and proposed stormwater management system. 900 Route 146, Clifton Park, New York 12065 phone(518)371-7621 -fax(518) 371-9540 111111 Page 2 h1111 H 2.0 WATER CONSUMPTION DESIGN PARAMETERS The proposed Regatta View Area B Phase 3 development will include 24 residential units; the anticipated water consumption for these units has been estimated based on a demand of 100 gallons per day per capita. With an average household size of 2.11 persons within the City of Saratoga Springs (according to US Census estimates) the estimated water consumption per unit would be 211 gallons per day. Applying this demand over the proposed 24 units would yield an average daily demand of 5,064 gallons per day. 3.0 DISTRIBUTION SYSTEM The City of Saratoga Springs existing water distribution infrastructure includes an existing main along Dyer Switch Road and an existing main along Regatta View Drive. The project will connect to the existing water main along Dyer Switch Road and the existing water main along Regatta View Drive via an 8 inch ductile iron water main installed along the length of the proposed roadway serving the project. The proposed roadway will be privately owned and maintained by a home owner's association. The proposed water main will be offered for dedication to the City of Saratoga Springs with appropriate easements provided to the City. Construction of the proposed water distribution system for this project will include approximately 810 linear feet of 8" ductile iron water main, two (2) hydrants and all the necessary valves, fitting and service connections to serve the project. The proposed water distribution system infrastructure will be constructed in accordance with the City of Saratoga Springs standards and all State Department of Health requirements. 4.0 OPERATING PRESSURE & FIRE PROTECTION Based on the current operation of the City of Saratoga Springs water distribution system, we anticipate system pressure at the project site will range from 85 to 100 psi during normal operating conditions. Fire flow testing, provided by the City of Saratoga Springs, within the existing water distribution system suggests fire flows in excess of 3,000 gpm are available within the distribution system at this location. 5.0 SUMMARY The proposed 24 unit Regatta View Area B Phase 3 condominium project will include an extension of existing City of Saratoga Springs water distribution system infrastructure. Existing water system distribution infrastructure is located at the project boundaries.
