Re: SCPB Referral Review #20-A-06-Subdivision Review-Eberlein Subdivision
Conservation subdivision of a 10.31-acre parcel into two lots, one of 7.28 acres
with an existing home along with a deed-restricted conservation area. The second
lot will be a proposed building lot of 3.0 acres.
Location: Ruggles Road at the municipal boundary of Saratoga Springs and the town
of Saratoga.

Decision: No Significant County Wide or Inter Community Impact
Comment:
The site has an unnamed stream running through center of site that discharges to a
culvert that runs under Ruggles Road. The site also has steep slopes with a grade of
over 20%, but of a minimal area of 2,000 s.f. or 0.35 acres. The majority of the site is
forested and has 0.27 acres of wetland. In all, the property's constrained lands
comprise 0.62 acres, the unconstrained land is of 9.68 acres. The property could
potentially yield 4.89 lots of 2 acres, or 5 lots. Two (2) lots are proposed and present
no significant impacts of a countywide nature.
