We have revisited the design and siting of the home to reflect comments received during the January 6, 2020 Zoning Board of Appeals meeting. Our requests have changed as follows: Zoning UR-1 Allowed Previously Proposed Submitted Front Yard Setback: 23.9' 18.1' 18.1' Rear Yard Setback: 30' 13.2' 20' Minimum Side (East) Yard Setback: 12' 8.3' 8.3' Minimum Side (West) Yard Setback: 12' 9.4' 10.4' (12.2'to roof eave) Minimum Total Side Yard: 30' 17.7' 18.7' Max. % of Lot Occupied: 20% 33.5% 33.2% Please note that the Minimum Side (West) Yard Setback is to an at-grade window well. The perceived setback to the roof overhang on this side is 12.2'. We have made these revisions based on the following feedback/comments received from the Board during the January 6, 2020 meeting: • The most common concern was regarding the rear setback and its close proximity to the track; we have increased this setback significantly compared to our previous submission • The Board commented that the 33% requested lot coverage is not completely out of line and unusual for the neighborhood; We have reduced the requested coverage from 33.5% to 33.2% • It was stated that there was not much concern with the front variance, and it was believed that the side variances could be brought in; we have maintained the existing Front and East side yard setbacks, and increased the West yard setback compared to our previous submission. It is our belief that the additional information submitted with this letter demonstrates that the size of this residence is similar to other approvals which have been granted along Fifth Avenue, and that the applicant has made a good-faith effort to reduce the amount of their requested relief to the greatest extent possible while maintaining a design that fits their needs.
