I. EuGigiunr:To apply for relief from the City's Zoning Ordinance, an applicant must be tF�e property
owner{s)or lessee, or have a.n option to lease or purchase the property in question. The Zoning Board o{
Appeals(ZBA)shal� not accept any application for appeal that includes a parcel which has a written violation
from the Zoning and Buifding Inspectar that is not the subject of the application.

The Zoning Board of Appeals is required to hold a public hearing on each submitted application within ninety(90)
days from when it is determined to be properly complete by City staff.
City staff will prepare a fegal notice for the public hearing ar�d arrange to have the public hearing announcement
printed in The Saratogian legal notices at least 5 da before the hearing.
A�plicants must pay The Sarato 'an far the legal ad and present proof of payment ta the ZBA prior to ti�e public
hearing. If proof of payment is not presented prior to the hearing, the hearing will be cancelled.

The requested var�ance is not substantial for the following reasons.Per Richard Tiersch,Assistant Building Inspector,he roughly
calculated the area foota e of the ro osed car ort at 812 s uare feet. The ro e lot is 5,398 square feet This would equate
to a 15.04°�co�erage,whereas the maximum oo�erage aliowed for a property in the UR-2 Zone is 1095 for such aooessory
st�uctures. Therefore we are requesting a variance for this remaining percentage on the property.
4. Whether the variance will have aclverse physical or ernironmental effects on neighborhood ordistrict The requested variance will not
have an adverse physical or ernironmerrtal effect on the neighborhood or district for the following reasoru;

Good morning Cody,
Tl�e Residential Zaning Compliance Cha�t yau sent me shows t�e the Accessory Building
Co�erage is 20.3%. This property is in zone UR-2 which only allows a maximum of 10°/a
caverage. I went aut to the property and saw no other accessory structures. I quickiy looked a#
your proposed carport and I roughly calculate the area footage at approximately 812 square feet.
The Property lot is 5,398 square feet. This would equate to approximately 15.04% coverage. Still
abo�e the 10% maximum coverage. Yau either need to scale back the size of the carport or seek
a Accessory coverage variance. Please let me know how you wilf proceed.

Hi Cody,
You are correct, this would be considered an area variance. The most pertinen# pages of the
applicant will be pg 1 and 6-8. The cost would be $2Q0 for a residential area r�ariance.
INhile there is no deadline for applications, I do request app�icants submit a complete application a
rninimum of 2 112 - 3 weeks prior to an anticipated agenda date. Applicants are placed on the
agenda on a first come firs#serve basis based on cvmpleteness. There is a noticing requirement
involved that also plays a role submission.
