Identify what alternatives to the variance have been explored (alternative designs, attempts to purchase land, etc.) and why they are not feasible. Meeting setback and building coverage requirements would require extensive demolition and rework of foundation walls and exterior walls. Owner has discussed purchase of land from neighbor to satisfy side yard setbacks; land was confirmed not to be for sale. Building is of a semi -historic nature and existed prior to the imposition of zoning. Building up is less impactful to neighborhood character than building out. 2. Whether granting the variance will produce an undesirable change in the character of the neighborhood or a detriment to nearby properties. Granting the variance will not create a detriment to nearby properties or an undesirable change in the neighborhood character for the following reasons: Proposed work maintains existing building setbacks, and does not increase the degree of existing nonconformities of the principal building setbacks on site. Proposed work endeavors to better match the character of the neighborhood than the existing buildina. Proposed work increases building lot coverage by approximately 94 square feet (2.61 %) to accommodate access to the second floor apartment; this additional area is located in the rear yard, and complies with rear yard setback requirements. Design of the building modifications have emphasized e character a ming features of the existing building as well as emulating simi ar two story construction in the immediate area.
