The house is modest in size (footprint of 1,420 sf) and is listed on the National Register of Historic Places
as a contributing building to the East Side district. In consideration of this, we have decided to review
the design again and attempt to work with some portion of the original structure, while trying to achieve
goals for the client and adhere to Zoning Requirements.
It was decided that we propose to retain the front portion of the residence. (as indicated above.) and
consider removal of the rear portion.The rear portion has undergone interior renovations over time and
does not appear to have any significant architectural features. The stone foundation is located under
the front portion of the home.The rest of the home currently has a crawl space.
We would propose re-building the rear to blend with the original structure.
This poses some challenges as the original house is quite small and low in ceiling height and has
structural sagging. Currently the first floor has only a 7 foot ceiling height which is not code compliant.
We propose to work within the existing roof, but raising the floor level and introducing new structural
floor members.
In order to accommodate the goals of the client,we would retain the driveway and create a link to a
new structure.The link would encompass a new garage and mud room.The new structure would meet
required code ceiling heights and the living needs of the client.The original house would serve as a part
time residence for the client's sister.

The new portion would be designed to be in keeping with the scale of the original house. It would be
setback from the original house so as to not overpower the original house.

The exterior of the proposed addition will be similar in style and detail to other homes in the vicinity.
The intent is to have a modest house with a gable roof that extends back on the property in order to
maintain as much of the south facing lawn as possible.
The proposed house would meet the required zoning setbacks and percentage of lot coverage as
indicated in the model photos below.
