Hi Amanda,
In response to the comments from the board at the last meeting, my clients have agreed to reduce the
proposed garage to 28'-0" wide,
which equates to 840 s.f. under drip edge (30' x 28' = 840 s.f.)
Also, the pool equipment covers an area of 3 ft. x 6'-8" for a total of 20 s.f.
There are 2 existing air conditioning units which conservatively represent 13 s.f.
Accounting for the above, the following is a breakdown of the Accessory coverage:
Revised Accessory Coverage:
Pool Water = 581 s.f.
Garage = 840 s.f. (30' x 28') under drip edge.
Pool Equip. = 20 s.f.
AC Units = 13 s.f.
Total Accessory Coverage (revised) = 1,454 s.f. ( 13.3%) This represents a 2.9% reduction in
the accessory coverage variance from the initial application.
This would bring our Total lot coverage to: 38.0%
Principal Res. = 24.7%
Accessory = 13.3%
Total = 38.0 0/0
