WARRANTY DEED WITH LIEN COVENANT
THIS INDENTURE, made the 1 lt'' day of June, Two Thousand Twenty -Six between,
ANW Holdings Inc., a New York State Corporation, having an address of 563 N. Broadway,
Saratoga Springs, NY 12866, party of the first part and
Kathleen Elizabeth Cline and Joseph Wayne Horton, as Tenants by the Entirety, residing at 222
Grand Avenue, Saratoga Springs NY, party of the second part,
WITNESSETH, that the party of the first part, in consideration of One Dollar, lawful money of the
United States, paid by the parry of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL THAT PARCEL, PIECE, TRACT OF LAND located in the City of Saratoga Springs,
County of Saratoga and State of New York and more fully depicted as SBL 165.65-2-43.13.
BEING a portion of the premises conveyed to parry of the first part by deed from Nancy Rose
Corsale and Donna M. Corsale dated September 19, 2023 and recorded in the Saratoga County Clerk's
Office on September 22, 2003 in Book 1657 at page 535 or as instrument no. .

SUBJECT to any and all covenants, conditions, restrictions, easements and agreements of record,
This conveyance does not constitute all or nearly all of the assets for the corporation.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO DAVEAND TO HOLD the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the parry of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
parry of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the costs of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
AND the party of the first part covenants as follows:
FIRST. That the party of the second part shall quietly enjoy the said premises;
SECOND. That said party of the lust part will forever warrant the title to said. premises.
The word "party". shall he construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
