I've already spoken on behalf of my client, Anthony Caruso of Caruso Home Builders, at the January 6th meeting. During our discussion, members of the board requested a separate calculation that provided the percentage of building coverage when all roof overhangs were not counted. The drawings attached to this letter have been revised to provide that information. Previously, the coverage calculations did not count roof overhangs, resulting in a proposed coverage of 40.7%. I believe I misspoke by saying they were included or misunderstood their question; when in reality what had been counted were two cantilevers. I offer my sincere mea cuipa to the board and members of the public. When roof overhangs are included in the tabulation, we are seeking variance relief for 43.50%building coverage or 39.21%when they are not included. The proposed site plan has also been revised to locate concrete pads for air conditioning condensers and include them in the building coverage calculation. Adjustments to the size and location of the proposed structure were made to ensure that all overhangs, mechanical equipment and cantilevers remain within the required yard setbacks: other than the portion for which variance relief is sought. The Board collectively requested information about the location of adjacent structures relative to Warren Street. Earlier this week Mr. Caruso personally measured distances at both 10 Warren Street; the property immediately to the north of the property in question and 11 Warren Street, respectively. PLAN ARCHITECTURE 125 Paterson Ave, Little Falls, NJ 07424 (973) 837-8399 pinarc.com At 10 Warren Street he found that the existing structure is approximately 11.00' from the existing curb,which returns toward the structure resulting in approximately 4.00' of clearance; the width of the sidewalk, essentially. (See photograph 'A'). At 11 Warren Street he measured approximately 11.00' to the edge of asphalt pavement at the street line and approximately 1.50' between the structure and sidewalk, at the closest point. In both cases, those distances would be less when taken to roof overhangs. The proposed structure at the property in question shall be approximately 18.16' from the existing, Warren Street curb at the closest point and up to 22.41 ' at the furthest. It is worth noting that the existing, "Moby Rick's" structure is approximately 9.00' per Mr. Caruso's measurement and an existing property survey and it is just 2.50' from the Warren Street property line, approximately. (See photograph `B'). Given these existing conditions; it is our hope that the Board and general public see this project in a positive light, despite the proposed, de minirnis nonconformities.
