The DRC may impose appropriate conditions and safeguards in connection with its approval including nature/ quality of materials, manner of construction, and design. WHILE THIS INSPECTION LOOKS FOR GENERAL CONFORMANCE WITH THE CONSTRUCTION DOCUMENTS, THE CONTRACTOR IS SOLELY RESPONSIBLE FOR ENSURING THE PROJECT IS BUILT PER THE CONSTRUCTION DOCUMENTS. NEITHER THE ARCHITECT NOR THE CLIENT ARE LIABLE FOR ITEMS THAT MAY HAVE BEEN OVERLOOKED DURING INSPECTIONS. CONTRACTOR TO NOTIFY THE ARCHITECT MINIMUM 7 DAYS IN ADVANCE FOR THE FOLLOWING INSPECTIONS. REQUIRED SITE INSPECTIONS ARE AS FOLLOWS: FOOTINGS FORMS AND PLACEMENT - ONCE THE FOOTINGS ARE FORMED AND PRIOR TO POURING CONCRETE THE ARCHITECT WILL INSPECT THE SITE TO MAKE SURE THE FORMS ARE IN THE RIGHT LOCATIONS AND REINFORCEMENT IS PLACED PROPERLY. THE STRUCTURAL ENGINEER IS ALSO PRESENT FOR THIS INSPECTION. FOUNDATIONS - ONCE THE FINAL FOUNDATION WALLS ARE POURED AND READY TO BE BACKFILLED, THE ARCHITECT WILL COME TO THE SITE TO INSPECT THE FOUNDATIONS, FOUNDATION DRAINAGE AND WATERPROOFING AND INSULATION. THIS IS A CRITICAL INSPECTION TO ENSURE THAT ALL WORK IS IN PLACE BEFORE THE WORK IS BURIED WITH BACKFILL. FRAMING - THE ARCHITECT WILL INSPECT AT REGULAR INTERVALS TO MAKE SURE THE FRAMING IS PROCEEDING PER THE CONSTRUCTION DOCUMENTS. THESE VISITS ARE OFTEN DONE BY THE STRUCTURAL ENGINEER. A TYPICAL SET OF INSPECTIONS WOULD OCCUR AS EACH FLOOR IS COMPLETED, AND PRIOR TO THE CONTRACTOR PROCEEDING TO THE NEXT FLOOR OR ROOF. ONCE ALL FRAMING AND SHEATHING IS COMPLETE THE STRUCTURAL ENGINEER WILL PROVIDE A LETTER TO THE ARCHITECT AND THE CLIENT IDENTIFYING ANY ITEMS NEEDING RESOLUTION BEFORE THE CONTRACTOR CAN CONTINUE WITH OTHER PORTIONS OF CONSTRUCTION. INSULATION - THE ARCHITECT WILL COME TO THE SITE ONCE THE CONTRACTOR IS COMPLETE WITH INSULATION TO INSPECT THE INSULATION AND VAPOR BARRIER INSTALLATION. THE ARCHITECT WILL PROVIDE A LETTER IDENTIFYING ANY REMEDIATION THAT MAY BE NEEDED BEFORE THE CONTRACTOR CAN CONTINUE WITH OTHER PORTIONS OF THE CONSTRUCTION. WINDOWS AND DOORS - THE ARCHITECT WILL INSPECT THE INSTALLATION OF THE WINDOWS AND DOORS BEFORE THE SIDING OR INTERIOR FINISHES ARE INSTALLED ONCE THE CONTRACTOR HAS INDICATED ALL WINDOWS AND DOORS AND ASSOCIATED FLASHING IS INSTALLED. THIS IS ONE AREA OF A HOUSE WHERE LEAKS ARE PREVALENT DUE TO IMPROPER INSTALLATION. THE ARCHITECT WILL IDENTIFY ANY REMEDIATION NEEDING ATTENTION AND WORK WITH THE CONTRACTOR TO RESOLVE ANY ITEMS. ROOFING - THE ARCHITECT WILL INSPECT THE ROOFING INSTALLATION FOR COMPLIANCE WITH THE CONSTRUCTION DOCUMENTS. DUE TO THE NATURE OF ROOFING HAZARDS, THE ARCHITECT'S INSPECTION IS LIMITED TO VISUAL INSPECTION FROM THE GROUND AND ACCESS BY LIFT PROVIDED BY THE CONTRACTOR. DEPENDING ON THE COMPLEXITY OF THE ROOF, THE ARCHITECT MAY RECOMMEND THAT THE ROOF WORK BE INSPECTED BY A THIRD-PARTY INSPECTION SERVICE TO ENSURE COMPLIANCE WITH THE CONSTRUCTION DOCUMENTS AND THE ROOFING MATERIAL MANUFACTURERS REQUIREMENTS TO ENSURE THAT ALL ELEMENTS FOLLOW ANY MANUFACTURER WARRANTY REQUIREMENTS. ELECTRICAL AND PLUMBING WALKTHROUGH - THE ARCHITECT WILL MEET WITH THE OWNER, THE CONTRACTOR AND THE CONTRACTOR’S APPROPRIATE SUB-CONTRACTORS ON SITE TO DO A WALKTHROUGH TO APPROVE A FINAL LAYOUT FOR ALL SWITCHES, OUTLETS, PLUMBING FIXTURES, AND OTHER RELATED ELECTRICAL AND PLUMBING ITEMS, AS WELL AS ANY BLOCKING REQUIREMENTS FOR MISCELLANEOUS ITEMS. DURING THIS WALKTHROUGH, THE CONTRACTOR WILL HAVE PREVIOUSLY MARKED LOCATIONS FOR ALL ITEMS, AND THE ARCHITECT WILL REVIEW AND MAKE ANY LAST-MINUTE ADJUSTMENTS THAT MAY BE REQUIRED. THE ARCHITECT WILL ISSUE THE CONTRACTOR A REVISED LAYOUT DRAWING FOR RECORD. DRYWALL AND INTERIOR WALL SHEATHING - ONCE THE FINAL DRYWALL IS COMPLETE, TAPED, AND ALL COMPOUND INSTALLED AND SANDED, THE ARCHITECT WILL DO A FINAL INSPECTION OF ACCEPTANCE PRIOR TO FINAL FINISHES BEING APPLIED. EXTERIOR SIDING AND TRIM - THE ARCHITECT WILL VISIT THE SITE AT APPROPRIATE INTERVALS TO INSPECT THE INSTALLATION OF THE EXTERIOR SIDING AND TRIM, INCLUDING ANY STONE VENEER. WE WILL ASK THE CONTRACTOR TO PROVIDE A MOCKUP OF ONE PORTION OF THE BUILDING TO SHOW THE INSTALLATION THAT WE CAN REVIEW WITH CLIENT FOR FINAL APPROVAL. INTERIOR FINISHES - THE ARCHITECT WILL TYPICALLY PERFORM SITE INSPECTIONS AT VARIOUS PERIODS DURING THE FINAL INSTALLATION OF FINISHES TO EXAMINE QUALITY AND OVERALL INSTALLATION. MILLWORK AND COUNTERTOPS - THE ARCHITECT WILL PERFORM A SITE INSPECTION TO REVIEW THE FINAL INSTALLATION OF MILLWORK AND CABINETRY ONCE THE INSTALLATION IS COMPLETE. SUBSTANTIAL COMPLETION INSPECTION - ONCE THE CONTRACTOR INDICATES THEY HAVE ‘SUBSTANTIALLY’ COMPLETED THE PROJECT THE ARCHITECT WILL PERFORM AN INSPECTION. THE ARCHITECT WILL THEN ISSUE A PUNCH LIST OF ITEMS REMAINING FOR FINAL COMPLETION OF THE WORK. FINAL COMPLETION INSPECTION - ONCE THE CONTRACTOR INDICATES THEY ARE COMPLETE WITH ALL WORK AND ANY ITEMS IDENTIFIED ON THE SUBSTANTIAL COMPLETION PUNCH LIST THE ARCHITECT WILL INSPECT THE SITE TO VERIFY. IF ANY ITEMS REMAIN INCOMPLETE, THE ARCHITECT WILL ISSUE A FINAL PUNCH LIST TO THE CONTRACTOR. SHOP DRAWING AND SUBMITTAL REVIEW - SEE SPECIFICATION SECTION 013300 TO ENSURE THE PROJECT IS BUILT ACCORDING TO THE PLANS AND SPECIFICATIONS THE CONTRACTOR SHALL SUBMIT SHOP DRAWINGS AND SUBMITTALS TO THE ARCHITECT & CLIENT FOR THE MATERIALS THEY ARE PURCHASING FOR THE PROJECT. CONTRACTOR SHALL FIRST REVIEW THE SUBMITTAL FOR GENERAL CONFORMANCE WITH THE SPECIFIED PRODUCTS AND THEN SUBMIT TO THE ARCHITECT. SUBMISSION TO THE ARCHITECT INDICATES THAT THE CONTRACTOR HAS FINISHED THEIR REVIEW AND HAS DEEMED THE SUBMITTAL COMPLETE AND READY.
