Roofing Scope of Work
I. General Notes
A. The Scope of Work shall include the Main House and Carriage House sloped standing
seam roofs and the Main House flat EPDM upper roof. Flat seam soldered roofs on the
main residence are specifically excluded.
B. The existing sloped standing seam roofing and EPDM roofing system is to be removed to
the roof deck.
C. Contractor to conduct spot inspection of existing roof deck and consult Architect if any
areas are insufficient for reuse.
D. Contractor to consult Architect if roof crickets are of insufficient size to provide proper
drainage.
E. Roof venting conditions and details are to be verified in field.
II. EPDM Roof (at Main House upper roof)
A. System: Elevate 90 mil RubberGard EPDM Platinum Membrane adhered directly to
tapered insulation and cover board with adhesive and all required flashings, trims, seams,
and the like. Install per manufacturer's instructions.
1. Adhesive: EPDM Bonding Adhesive BA-2004(T) applied per manufacturer's
specifications.
2. Seaming: Elevate EPDM QuickSeam Splice Tape and/or Flashing installed per
manufacturer's instructions.
3. Accessories: Provide all materials, flashing, sealants and fasteners per
manufacturer recommended installation of EPDM membrane roofing and
standing seam copper roofing integration.
B. Installation and Project Conditions:
1. Substrate shall be dry, clean, and free of debris, oil, or grease at time of
installation.
2. Any gaps in substrate larger than 1/4" shall be filled with rigid insulation or
similar materials approved by the Architect prior to installation.
3. EPDM roofing shall be fully installed at each location in a single work day.
Roofing shall not be left partially installed overnight.
4. Cross slope seams shall be shingled with upslope membrane lapping over
downslope membrane.
5. Any copper surfaces to be adhered to with splice tape shall be scrubbed with
acetone prior to installation.
C. Warranty:
1. 30 year, 90 mph wind resistance. No hail warranty required.

III. Copper Standing Seam Roofing (at Main House & Carriage House sloped roofs)
A. Underlayment:
1. HT ice and water shield (Grace or eq.) at eaves, rakes, valleys, hips, slope
transitions and wall intersections. Extend HT ice and water shield at eaves 36”
from outside face of exterior wall. At eaves, install a partial undercourse beneath
drip edge (see B below) and then shingle first full course 4” over drip edge. At
rakes, install drip edge over ice and water shield.
2. Dupont Tyvek "Protec 160" synthetic roof underlayment or approved HT equal.
Install horizontally at all locations not covered by ice and water shield. Lap each
successive course 26". End lap 6". Fasten to decking with 1" #12 stainless steel
cap nails @ all marked locations on underlayment.
B. Drip Edge: 16 oz. copper drip edge shall have a 5" horizontal flange laid between
undercourse and first course of underlayment. Flange shall project 1" beyond edge of
roof decking and be returned with a 1" hem. Fasten horizontal flange to decking with 3/4"
#11 copper nails @ 3" o.c.. Stagger nails between 1" and 2" off back edge of horizontal
flange.
C. Flashing:
1. Valley Flashing: 16 oz. copper valley flashing shall be open, with a minimum
exposed surface of 6" on each leg and a minimum 6" overlap with adjacent roof
pans. Flashing shall be secured with cleats at 12" o.c.. Ends of roof pans shall be
secured with a continuous copper lock strip soldered to valley flashing.
2. Hip & Ridge Flashing: Hips and ridges to be fully seamed. Fold standing seams
of roof pans over flat 6" before hip. Do not use ridge or hip caps unless required
for venting.
3. Remove stucco to 8” minimum above roof deck at all chimneys and dormer
walls. Extend continuous copper flashing up sides of walls and chimneys.
Counterflash with ice and water shield at dormer walls. Drive top edge of
flashing into mortar joints with lead wedges at chimneys. New stucco to be
installed over flashing. Paint entire face of any section where stucco is removed
to provide a uniform finish.
D. Cleats: Copper pans shall be fixed to roof deck with 16 oz. copper cleats placed at 12"o.c.
on flat panels. Cleats shall be expansion type and shall be fastened to roof deck with 1-
1/4" #10 copper nails. Fold end of cleat foot over top of nail heads.
E. Pans: Copper pans shall be 16 oz. copper. Layout spacing between seams shall not
exceed 18" in width. Adjacent panels shall be mechanically seamed together in a double-
locked, 1-1/2" tall standing seam over cleats (see D above). Non-mechanically seamed
systems will be rejected. All pans shall be continuous.
IV. Gutters and Leaders
A. Gutters: 6" half-round single bead 18 oz. copper gutters fastened to roof deck with copper
rival straps @ 24" o.c.. Fasten straps to roof deck with #10 copper screws. Provide
copper mesh leaf guard at top of gutter.
B. Leaders: 5" round 16 oz. copper. Secure each leader to wall with (3) 64 oz. copper flush
mount brackets screwed to wall.
V. Snow Guards
A. Standing Seam Roof: Berger # 1 Shoe Bronze Snow Guard. Install in (2) to (3) rows as at
locations to be determined. First row shall be 24" horizontal from eave or at line of wall
or beam below, whichever is greater. Successive rows shall be placed 24" o.c. horizontal.
Install guards on every other seam in each row and stagger placement from row to row.
