NOTICE OF DECISION
IN THE MATTER OF THE APPLICATIONS
#20200177 AND #20210224
254 WASHINGTON STREET
SARATOGA SPRINGS, NY 12866
Involving the premises with tax parcel #165.18-1-9, in the City of Saratoga Springs, on applications for a special use permit
and site plan review for motor vehicle repair, automotive sales, and ancillary office use, (car rental agency was removed
by the applicant), and associated site improvements in the Transect-5 (T-5) District.
In accordance with 6 NYCRR Part 617, the Planning Board classified the action as a Type II SEQRA Action;
• (18) reuse of a residential or commercial structure, or of a structure containing mixed residential and commercial
uses, where the residential or commercial use is a permitted use under applicable zoning law or ordinance,
including permitted by Special Use Permit;
And, in accordance with Special Use Permit and Site Plan Review evaluation criteria in the prior Zoning Ordinance
(2012), Chapter 240, Articles 7.1 and 7.2; respectively, the Planning Board issued the following decision on July 30, 2026
(approved 5-0: Pingel, Ferrante, King, Stellato, White):
Approve special use permit for motor vehicle repair, automotive sales, and ancillary office use
Note: Approval of the special use permit expires within 18-months following the filing date of the decision if the applicant
has not started actual construction.
Approve site plan (with revision date 7/15/2021)
Note:
1. Deliver a letter of credit or cash escrow in the amount approved by the City Engineer to the City. This must occur
prior to final signature by the Planning Board Chair.
2. Submit two (2) paper copies and one (1) electronic copy of the final approved site plan for signature by the Planning
Board Chair within eighteen (18) months of approval.
3. Site plan approval shall expire within eighteen (18) months of the signing of the final site plan if the applicant has
not started actual construction.
