Involving the premises with tax parcel no. 178.10-1-2 in the City of Saratoga Springs, on an application for a two
lot subdivision within the Urban Residential -1 (UR-1) District.
In accordance with 6 NYCRR Part 617, the Planning Board classified the Action as Unlisted and issued a Negative
SEQRA Declaration on October 16, 2025;
And, in accordance with the purpose and objectives set forth in the City's Unified Development Ordinance,
Article 14 "Subdivision Approval," the Planning Board issued the following decision on July 16, 2026 by 6-0 vote
(ayes: Pingel, Ferrante, Mayo, McTygue, Stellato, Trifilo):
0 Approve final subdivision plat with revision date 2/10/26 with the following revisions and conditions:
1.Applicant agrees to save three (3) existing mature trees on the property.
2.Applicant agrees to pay a fee in lieu amount for the installation of approximately 182 linear feet of 5' wide
sidewalk along West Avenue, in a location to be determined by DPW.
The applicant is required to complete the following prior to signing the final plat by the Planning Board Chair:
•Planning Board accepts fee in lieu payment for sidewalks to be evaluated by the city for potential
installation between 246 West Avenue and 306 West Avenue. Applicant final amount due responsibility
to be assessed in coordination with DPW.
•Planning Board accepts fee in lieu of dedication of recreation lands for one (1) new lot ($2,000).
•Submit one (1) mylar and two (2) paper copies of the final approved subdivision plat for signature by the
Planning Board Chair.
•File the signed final subdivision plat with the Saratoga County Clerk within sixty-two (62) days as
provided in Article 3, Section 32 of General City Law.
Approval of the final plat expires within one year after the resolution granting such approval unless all
requirements stated in such resolution have been certified and completed per Article 14 of the UDO.
