Dear Ms. Barden:
C.T. Male Associates Engineering, Surveying, Architecture, Landscape Architecture &
Geology, D.P.C. (C.T. Male), on behalf of Regeneron Pharmaceuticals, Inc. (Regeneron or
Applicant), is providing this submission to supplement the site plan application
submitted on June 1, 2026 that is currently under review by the Planning Board.
Information contained in the SEQRA record and site plan application shows two on site
water storage tanks, with a tank dimension of 33 feet high x 47.5 feet in diameter.
Regeneron is re-assessing the size of the on site water tanks as it relates to emergency
backup and redundancy needs for the manufacturing facility. Regeneron is seeking an
amendment to the site plan application currently under review to allow for the on site
water tanks to be up to 49.5 feet tall with a similar tank diameter. This tank height is
taller than the existing buildings on site, but below the maximum building height for the
Industrial Zone of 50 feet.
We reviewed the renderings provided to the City as part of the SEQRA record. The
proposed water tanks would reasonably only be visible from Adams Road, but will be
located over 800 feet from Adams Road, behind the substantial tree buffer that currently
exists. The photographic rendering (Figure 1) shows the taller water tank from Adams
Road near the southeast property line. The rendering is during winter months (leaf off
conditions) and is embellished to show the water tanks as bright blue for visual
purposes. The higher tanks will not be substantially visible from Adams Road due to the
existing tree buffer.
