Fire Code Review —Preliminary Position
Retractable balcony screens are proposed as optional, operable accessories; not a permanent enclosure.
Primary conclusion
The screens should not change the building
occupancy, egress arrangement, occupant load, or
rated construction when installed as retractable
mesh screens within existing balcony openings.
Approval condition
Final installation remains subject to
manufacturer documentation and City /
AHJ review.
Screens are motorized retractable units, not fixed walls, glazing, or conditioned-
space enclosure.
Balconies remain exterior spaces and are not proposed as required exit routes.
Use should be limited to insect/solar mesh; no solid enclosure to be reviewed.

Egress No change if balcony doors, exits, corridors, stairs, and travel paths remain as approved.
Sprinklers /
suppression
No change intended; screens should not create a permanent enclosed balcony condition.
Fire department
access
Screens are operable/retractable and should not block required access,
openings, or standpipe/FDC locations.
Electrical Motors/control wiring to be listed, exterior-rated, and installed per electrical code.

Proposed DRB Approval Parameters
Screens are optional resident improvements on select balconies only, subject to
owner/association approval.
Color to be coordinated with approved exterior palette; housing and side tracks to be
black or other DRB-approved finish.
Installations to remain within balcony openings and not project beyond the approved
façade plane except for minimal housing/track depth.
Units to be retractable; when not in use, the screen fabric is concealed in the header
housing.
No change proposed to balcony guardrails, structural balcony framing, door hardware,
exterior lighting, sprinkler/FA systems, or egress design.

Product / Installation Basis
Ceiling fans
Hinkley Atticus 42” LED Smart Fan, matte black
finish, damp-rated for covered outdoor areas,
42” width and 16” overall height.
Motorized screens
Retractable roll-screen system with 4.5”, 5”,
or 7” housing options; standard, SA, or
recessed side tracks; inside/outside/recessed
mount options.
Mounting
Manufacturer details show fasteners at 24” O.C.
with minimum 1-1/2” embedment depending
on substrate; final fastening to match field
substrate.
Visual impact
When retracted, the system is primarily
limited to compact header housing and side
tracks; fabric is only visible when deployed.
Requested action: DRB approval of the proposed fan and optional retractable screen
concept, with final product documentation included.
