RE: 31 Madison Avenue – Exterior Alterations & New Construction
Dear Tamie:
The Saratoga Springs Preservation Foundation reviewed the application for exterior alterations
and new construction at 31 Madison Avenue.
The house at 31 Madison Avenue is a contributing building to the East Side Historic District
listed on the National Register of Historic Places. According to preliminary research the house
appears to be a Queen Anne residence with Italianate influence that was built prior to 1888.
The first map to show the house was the 1888 Burleigh Map (see attached). Unfortunately, the
early Sanborn maps do not extend this far east until 1926 (see attached).
The Foundation is pleased that the applicant will retain the decorative patterned slate roof,
remove the aluminum siding, and restore the wood clapboard siding as well as the windows.
Based on a site visit and map research, it is determined that the two porches were added after
1948. The size, placement, and design of both porches are not in keeping with the original style
of the house. Therefore, the Foundation does not object to the removal of the front and side
porches. Furthermore, the Foundation does not object to the proposed removal of the rear west
portion of the house. It was significantly modified and is not visible from the public right-of-
way.
The Foundation has no concerns with the proposed design of the front porch or the rear addition,
except for the proposed chimney. It is not in keeping with the modern design of the rear
addition nor the style of the original house. The Foundation recommends a simpler, smaller
chimney.
The Foundation appreciates the significant investment that the owner is making into their
property.
