NOTICE OF DECISION
In the matter of the application - #20250563
Union Gables Property Holdings, LLC
55 Union Avenue
Saratoga Springs, NY 122866
Involving the premises with tax parcel no. 165.76-1-45 in the City of Saratoga Springs, on an application
for a Special Use Permit for a Hotel – 20 or Less Guestrooms in the Urban Residential – 3 (UR-3) and
Urban Residential – 4 (UR-4) Districts.
In accordance with 6 NYCRR Part 617, the Planning Board classified the action as Type II;
• (18) reuse of a residential or commercial structure, or of a structure containing mixed
residential and commercial uses, where the residential or commercial use is a permitted use
under the applicable zoning law or ordinance, including permitted by special use permit;
And, in accordance with the approval standards set forth in the City’s Unified Development
Ordinance, article 13.4 “Special Use”, the Planning Board issues the following decision on
May 21, 2026 (passed 6-0 – in favor: Pingel, Mayo, Stellato, White, King, Trifilo):
Approve special use permit as submitted with the following conditions:
Conditions:
- Parking waiver issued from minimum on-site parking.
- Maximum occupancy for hotel guests and Supper Club (or other events) patrons is 40.
- Events to cease operating by 9:30 PM.
- Maximum of 54 events per year, weekends only (Friday, Saturday, Sunday).
- Existing rear fence (George St.) shall be removed.
- Building Permit and Certificate of Occupancy required for the 3 additional hotel rooms.
- The 2 current special use permits (B&B and special events) shall be superseded and replaced with
this SUP.
Note: this approval shall expire within eighteen (18) months of the date of approval if a building permit
has not been issued as per Article 13.4 of the UDO.
