ADVISORY OPINION
In consideration of the Request for an Advisory Opinion by the Planning Board

Concerning a mixed-use project consisting of a hotel and a total of 400 dwelling units in the Neighborhood Commercial (NC/T-5)
District, tax parcel #165.-2-70, 18, 19, within the City of Saratoga Springs.
Following discussion on this matter on May 6, 2026, the Design Review Board offers the following with respect to the Planning
Board’s request for input with particular attention to mass, scale, height, compatibility with neighboring properties and the character
of the neighborhood:
Favorable Opinion
Considerations:
The Design Review Board finds the mass, scale and height of the multi-unit buildings to be appropriate. The change
from five floors to four, the reduced size of the connector, and the step-backs on the facades have decreased the visual
impact of the buildings. At full review, the DRB will further evaluate the materials, window fenestration and pedestrian
engagement.
The DRB finds the overall mass and scale of the hotel to be appropriate and will review finer details at the construction
review.

Note: this approval shall expire 18 months from the issuance date unless any necessary building permit has been issued and
actual work begun.
