In consideration of the Request for an Advisory Opinion by the Zoning Board of Appeals

Concerning an area variance for construction of a new, detached garage/accessory dwelling unit in the Urban Residential - 4 (UR-
4) District, tax parcel #166.69-3-17, within the City of Saratoga Springs.
Following discussion on this matter on May 6, 2026, the Design Review Board offers the following with respect to the Zoning
Board of Appeal’s request for input with particular attention to height, mass, scale, location, compatibility with neighboring
properties and the character of the neighborhood:

Considerations:
The Design Review Board finds the mass, scale and location of the structure to be appropriate. The proposed setbacks
maintain the character of the alley and the surrounding neighborhood. The height of the structure will be more closely
reviewed when the applicant comes before the Design Review Board for construction approval as there was not enough
information available to make a determination.

motion to approve made by T Ehinger, seconded by G Wood passed 6-0

Note: this approval shall expire 18 months from the issuance date unless any necessary building permit has been issued and
actual work begun.
