Union Avenue was renumbered in 1928 so the house that is numbered 145 Union Avenue is not
the current residence The house that is numbered 145 Union Avenue, today is 67 Union Avenue.

Union Avenue was renumbered in 1928. Original number of 145 Union Avenue appears to be
225 Union Avenue.

No changes to 225 Union Avenue, today 145 Union Avenue.
1900 Sanborn Map
No changes to 225 Union Avenue, today 145 Union Avenue with the exception that the porch on
the west side was removed. A small one-story accessory building is at the rear of the property,
but it is uncertain if it is associated with 223 or 225 Union Avenue.

The 1948 and 1950 Sanborn Map shows the addition of the porch on the east side of the rear extension. It also lists a three -car
garage.

The current garage is only a two -bay garage and has a smaller footprint than what it is shown on the 1948, 1950, 1963, and 1972
Sanborn Maps, indicating that at some point the three-car garage was removed and replaced with a two car garage. It appears
that when the current two-car garage was constructed materials— such as the six-panel door, six-pane fixed windows, and
novelty siding — may have been salvaged and incorporated into the new garage.

RE: 145 Union Avenue, Garage – Demolition and New Construction
Dear Tamie:
The Saratoga Springs Preservation Foundation reviewed the application to demolish the
existing garage and construct a new garage at 145 Union Avenue.
The Queen Anne Free Classic style residence, built circa 1888, is a contributing building to the
Union Avenue Historic District listed on the National Register of Historic Places.
The Foundation researched the history of the garage. The current garage is only a two-bay
garage and has a smaller footprint than what is shown on the 1948, 1950, 1963, and 1972
Sanborn maps, indicating that at some point the three-car garage was removed and replaced
with a two-car garage after 1972. The Foundation determined that the existing garage has no
architectural or historical significance and therefore does not object to its demolition.
Per the City of Saratoga Springs Historic District Design Guidelines for New Construction –
Accessory Buildings:
• A secondary/accessory building should be distinct from, and smaller than, the
primary structure.
• While the shape, mass and scale of a secondary/accessory structure should generally
reflect the primary structure, it should not visually compete with the primary
structure.
• Accessory buildings and garages should reflect a secondary use and should not
compete with the primary façade of the building. Placement toward the rear of the
property is preferred.
• Building materials should be the same as, or complement, the primary structure and
orientation of new buildings should be consistent with neighboring buildings.
The Foundation does not object to a new structure being constructed. However, it has concerns
about the height, mass, and scale of the proposed new building. The Foundation kindly requests
that the Design Review Board require the applicant to provide a rendering that shows the height
of the proposed building in relationship to the house.
