It should accompany the project drawings, elevations, site plan, and required municipal application forms. 76 Walton Street - Historic Design Review Exterior Finishes Packet 1. Project Summary The proposed work at 76 Walton Street includes a new rear addition and related exterior improvements intended to be compatible with the historic character of the existing house. The work introduces new exterior materials at the addition and rear -yard areas while preserving the public -facing historic fabric of the original home. Key review points • No wholesale replacement of existing windows is proposed. • One existing second -story window will be converted to a door for balcony access. • Two new attic windows will be added to provide natural light in the new attic space. • The existing front porch and front door will be restored in a historically appropriate manner. • Existing trim and roof -line trim will be restored and repainted to match the current color. • Existing roof lines on the original home will not be changed. Design intent The new work is intended to be visually compatible with the historic house without creating a false sense that all materials are original. The proposed palette uses muted, traditional colors; restrained dark accents; and warm earth -toned decking and hardscape materials. New openings and exterior doors are coordinated within the same Pella Reserve product family and Putty exterior finish for a consistent appearance. 2. Roof, Deck, Hardscape, and Mechanical Notes Area Proposed Work Roof The existing house roof will be redone with Owens Corning architectural shingles in Onyx Black. No existing roof lines on the home will change. Deck / balcony Trex Select decking in Whiskey Barrel will be used with black metal Trex railings. The combination provides a warm walking surface with a simple dark rail profile. Walk -out patio Techo-Bloc Saint -Oxford pavers in Sepia Brown will be used at the walk -out patio. Egress window area Techo-Bloc Brandon wall block in Champlain Grey will be used at the egress window area to match the patio wall material. Mechanical routing Back -yard AC condensers will have line sets routed directly into the addition to limit visible exterior routing on the historic portions of the house. Historic Preservation Commitments The following commitments are intended to preserve the historic character of the existing house while allowing the proposed rear addition and exterior improvements to proceed in a compatible manner. Existing Feature Proposed Treatment Front porch Restore to a historically appropriate condition. Front door Restore the existing front door rather than replace it under this finish scope. Existing trim Restore and repaint to match the current color. Roof -line trim Restore and repaint to match the current color. Existing roof geometry Maintain existing roof lines without alteration. Existing windows No direct whole -house replacement of existing windows is proposed. Compatibility narrative The proposed exterior work is concentrated on the addition, balcony access, attic light, roof material re- placement, rear -yard hardscape, and necessary mechanical routing. The original house remains the pri- mary visual reference for the property. Public -facing historic elements will be restored, while new materials at the addition are selected for muted color, traditional detailing, and visual compatibility. Applicant acknowledgement The materials and finish selections described in this packet are intended to guide exterior review of the proposed work at 76 Walton Street. Final installation will be coordinated with approved drawings, field conditions, applicable building codes, and any Design Review Board conditions of approval. Page 4
