Saratoga Springs, NY 12866 518-350-4137 cannielawfirm@gmail.com April 28, 2026 City of Saratoga Springs Planning Board Attn.: Susan Barden 474 Broadway Saratoga Springs NY 12866 Via in hand delivery and email RE: Lot Line Adjustment – Geyser Properties LLC – 111 Geyser Road and Adams Road – Tax Parcels: 177.-1-23.11 and 177.-1-22.3 Hello Susan: As you are aware, this office represents Geyser Properties LLC, (the “Applicant”) with respect to a Lot Line Adjustment Application for Tax Parcels: 177.-1-23.11 and 177.-1-22.3 located on Geyser Road and Adams Road, respectively, in Saratoga Springs New York which has been identified as Application Number 20260017 (the “Application”). Specifically, the Application requests a lot line adjustment between two existing parcels, both owned by the Applicant, to modify the current lot line between them. The Application does not create any additional parcels and the proposed lot line will not result in either lot to be considered nonconforming under the SR zoning designation. As such, it is not considered a subdivision, does not require any variances and is simply a lot line adjustment. The Applicant is an LLC made up of a group of siblings, who inherited these properties from their parents. The purpose of the Application is to carve out the existing residence at 111 Geyser Road to enable one of the siblings to buy the home from the Applicant so she can use it as her principal residence, with the remainder of the property to be retained by the Applicant. After discussions with Planning Department staff, it has been determined that the Planning Board Chair is not willing to approve the Application as an Administrative Action under UDO Section 14.2(B). As such, the Applicant requests that the Application be placed on the next available agenda for consideration of the full Planning Board.
