•Install “Do Not Block Cross Road Sign”
Traffic Findings / Recommendations
•Traffic Review by LaBella
•Letter dated April 14, 2026
•Re-evaluated the entire traffic assessment
•Background growth
•Trip generation
•Traffic distribution and assignment
•Intersection analysis
•Queuing assessment
•Determined that the analysis and recommendations provided in the CM
letter are acceptable
•No additional mitigation identified
Review Comments
•Traffic Comments by City Principal Planner
•Email dated March 5, 2026
•Left-Turn Lane on Geyser Road at Cady Hill Boulevard
•Adequate LOS and no queuing issues after development
•Does not meet AASHTO guidelines
•Avoid Geyser Road/Cady Hill Boulevard = More impact to Rowland
Street/Adams Road
•Adding 0.5 miles to an employee’s commute is a greater impact than
increased delay at the signalized intersection – still quicker to go through
Cady Hill than around to Rowland St
Review Comments
•Traffic Comments by City Principal Planner
•Email dated March 5, 2026
•Sidewalk Connection
•Adams Road to Cady Hill Boulevard connection proposed by City has
impacts to vegetation, driveways, and wayfinding
•Regeneron proposes a connection into Geyser Park Trail Loop which provides
similar access
