RE: 177 South Broadway – New Construction
Dear Tamie,
The Saratoga Springs Preservation Foundation reviewed the most recently submitted plans
to redevelop 177 South Broadway and 28 Lincoln Avenue.
The Foundation was disappointed that the Design Review Board approved the demolition
of the historic 28 Lincoln Avenue to allow for an expansion of a convenient store and gas
station.
The Foundation does not object to the redevelopment of the site. The Stewart’s located at
521 Broadway seamlessly blends into the streetscape. The Foundation hopes that the same
can be achieved at 177 South Broadway.
The Foundation does not feel the proposed design of the new construction is appropriate.
It has concerns about the mass, directional expression, fenestration, and materials.
The Foundation recommends that the applicant consider a more vertical rather than
horizontal expression; reduce the size of the second story; change the fenestration of the
second story so that it does not appear as though it is commercial office space; and enhance
the appearance of the gas canopy. Lastly, the Foundation does not support the use of red
brick nor the use of large, solid panels.
