Regarding 94 York Ave., Please note the following:
Lot Area = 10,953 s.f.
Principal Residence = 2,706 s.f. (24.7%) (2,706/10,953)
Please note this includes all steps, decks, covered porch, and everything under drip edge.
Accessory Coverage:
Pool Water = 581 s.f. (15.5' x 37.5')
Shed = 100 s.f. (10' x 10')
Garage/Carport = 1,092 s.f. (39' x 28') under drip edge.
Total Accessory= 1,773 s.f (16.2%) (1,773/10,953) As previously proposed.
Please note:
In response to the board's initial comments, the owners have agreed to eliminate the detached
shed, and to eliminate the carport. However, they are asking to increase the garage width by
5ft in order to provide room for items previously stored in their shed. This includes items such
as lawnmowers, snow blower, etc.
The change in Accessory Coverage would be as follows:
Revised Accessory Coverage:
Pool Water = 581 s.f.
Garage = 952 s.f. (34' x 28') under drip edge.
Total Accessory Coverage (revised) = 1,553 s.f. (14%)
This would bring our Total lot coverage to: 38.7%
Principal Res. = 24.7%
Accessory = 14%
Total = 38.7 0/0
The surrounding properties varied in total coverage from 17.7%to 71.8%. I will provide an accurate
breakdown with a highlighted map in a separate email to follow.

Comments from the last meeting for 94 York Ave. Please provide tomorrow for next Monday's
meeting.
- Other properties in the area with coverage percentages.
- Provide revised drawings to show eliminated patio relief.
- Provide drawings of proposed garage - plan and elevations
- Provide numbers (numerators and denominators) for the coverage number.
- Provide/verify actual setback of existing shed.
- Can the size of the structure be reduced/eliminate carport?
