Side Setback Relief – Walkway We are requesting side setback relief to allow installation of a walkway connecting the front driveway to the backyard. A portion of the walkway would encroach approximately 4 feet into the required side setback, and we are requesting approximately 80% relief for that portion of the walkway. The walkway area totals approximately 210 square feet, including the green space between pavers. The walkway will run along the adjacent property’s driveway and will not interfere with structures or usable yard space. It will provide safe and practical access to the rear yard without requiring residents or guests to walk through landscaped areas or around the home. This portion of the walkway will not be visible from the street, as it will be located behind a 6-foot vinyl privacy fence, further minimizing any visual impact to the surrounding neighborhood. 3. Area Variance – Building Coverage The UR-3 zoning district allows for a maximum building coverage of 40%. We are requesting a 9% area variance, resulting in a total proposed building coverage of 49%. As shown on the attached site plans, the parcel contains 8,000 square feet, with proposed building coverage consisting of the house, garage, pool, and A/C equipment totaling 3,889 square feet (49%). In an effort to reduce building coverage and minimize the requested relief, we have relocated the pool equipment to be housed within the garage rather than as a separate exterior structure, thereby eliminating additional coverage that would otherwise be counted toward the total. This request represents the minimum relief necessary to accommodate the proposed improvements while maintaining functional outdoor space and appropriate site layout. The design also complies with the district’simpervious surface limits, maintaining the required amount of pervious area on the site.
