HomeMy WebLinkAbout20230391 177 S Broadway Stewarts Demo & Construction Plans March 13, 2026 Ms. Tamie Ehinger, Chair Design Review Board City of Saratoga Springs 474 Broadway Saratoga Springs, NY 12866 Chairperson Ehinger and Members of the Design Review Board, Stewart’s Shops has made the following appearances before the Design Review Board (DRB) for the project we’re attempting at South Broadway and Lincoln on the following dates: 2/28/24, 4/10/24, 4/24/24, 5/22/24, 6/12/24, 8/7/24, 12/4/24 and subsequently 1/29/25. During this time there has been considerable discussion about the demolition of 28 Lincoln Ave with submissions 8/6/23 and 3/21/24 for submittals with plan changes. Because of the duration of the review process there have been several iterations but believe the review of this project should be considered in three phases: the building, the pedestrian experience and the canopy. The Building: Stewart’s is submitting a unique building that occupies both stories of the design. The second story will be an employee accessible condominium. When the Planning Board required the second story be occupied space, Stewart’ took the opportunity to provide its partners an opportunity similar to the experience in Lake Placid; harnessing Saratoga’s reputation as a tourist destination. To enhance the experience, a pergola was placed on the Lincoln Ave side to prevent the porch from looking like an appendage. The enclosed porch along Lincolv was incorporated based on the positive feedback from the store at the intersection of Lake Ave and Gilbert Road. The Pedestrian Experience: to ensure there was no differentiation between the entrances on Lincoln and South Broadway, the overhang was kept at uniform height and gables removed to eliminate one entrances dominance over the other. The brick wall wraps the site given the illusion of built to line achievement which is not possible given weight restriction on Lincoln Ave and the pre-existing Special Use Permit (SUP) for the existing canopy. A sidewalk has been brought in from Lincon and allows traversing mid-parcel. The Canopy: there was differing opinion on the canopy from earlier meetings. The canopy was designed to match the building with a standing seam aluminum and large gable removed.
