Re: Supplemental Narrative and information – 67 West Ave Site Plan
Dear Members of the Planning Board,
During our first planning board meeting on March 26th the board asked that we clarify some items
the county planning board asked of the other applicant and address some comments made by the
city planning board. We have provided narratives for the main areas of comments or clarification
below and will have supplemented the plan set to include a turning radius diagram showing the use
for the southern curb cut along with the West Ave. turning lane for deliveries with a 30’ long box
truck. The box truck is the largest delivery vehicle to be used by the site users. In seeing the turning
patterns for the truck some of the pavement in that area is shown to be removed in the revised plan.
Deliveries
The project proposes deliveries by utilizing the southern curb cut and overhead door for Saratoga
Integrity Auto sales delivery of purchased cars and for car sales as well as deliveries for the
cannabis dispensary and other use. The Auto sales business will be receiving 8 cars monthly and
roughly the same will be sold and delivered monthly. Vehicles will be dropped in the northern
parking lot and driven around to the south side to enter the building for repairs. Employee parking
for all the uses will be encouraged to use the southern parking lot in an effort to allow guest parking
in the northern lot. A vehicle turning radius diagram was developed showing the turning needed for
deliveries on the southern side of the building.
Parking
A shared parking analysis was completed for this site plan and the number of parking spaces
provided was reduced to 25 spaces per analysis. No banking of spaces will be requested as part of
the approval.

Stormwater
The property currently drains from the east to west along the parking lot and eventually finds its way
to the forested area adjacent to the north of the parking lot. As part of this development the
impervious area on the site will be reduced and replaced with trees, shrubs and lawn. Because the
disturbance is below the half acre threshold the city stipulates within their code a SWPPP is not
required.
