Re: SCPB Referral Review #26-A-11 - Subdivision Review - Lexington and Bemis Heights
A proposed modification to a 21.78-acre, Phase III portion of an existing major residential subdivision,
Independence Square, that previously had approvals for 39 single-family homes. The current proposal
consists of creating 13 single family lots with two large estate lots. 12 of the 13 lots to be served by a
single access road with the other lot fronting along the existing local roadway.
Jurisdictional Determinant/Location: Lexington Rd & Bemis Heights Rd. (I-87)
Tax Map #: 166.19-1-1 to 41 & 166.15-2-34.35
Zoning: Rural Residential
Received from the City of Saratoga Springs Planning Board on February 13, 2026.
Reviewed by the Saratoga County Planning Board on March 19, 2026.
Decision: No Significant County-wide or Intercommunity Impact
Comments: While shown on the overall layout and site plan for the subdivision, on the subdivision plan
the proposed residence locations and access were not shown. Also, any easements should be indicated
on the subdivision plan as well.
