A proposed car dealership to utilize a portion of an existing multi-tenant building on a 1.24-acre parcel.
The car dealership will only have indoor display of vehicles.

Decision: Request Additional Information
Comments: The Saratoga County Planning Board reviewed two special use permits for this parcel with
both Tenants located in the same building.
Tenant 1: Indoor Car Dealership (reviewed by SCPB December 2023)
Tenant 2: Marijuana Dispensary (reviewed by SCPB July 2025)
At this time, the submitted site plan reflects only the proposed use for Tenant 1 (Indoor Car Dealership).
The SCPB had commented in December 2023 that there was concern about the size and volume of the
auto transport carrier for the vehicles being sold and the flow of such a carrier around the site. The SCPB
has requested the site plan information that addresses access, deliveries, and flow around the site.
Given that multiple uses will operate within the same building, please submit a comprehensive site plan
that illustrates:
• How all uses will function concurrently on the site
• Shared infrastructure (parking, access drives, loading areas, etc.)
• Potential operational conflicts and how they will be mitigated
The Board requests sufficient information to allow both applications to be reviewed concurrently and to
assess any shared or overlapping impacts.
When the additional information is provided as a response to the above mentioned comments, the
referral will be placed on the next available agenda.
