HomeMy WebLinkAbout20260062 33 Marion Ave Site Plan Response Letter to 3.19.2026 Workshop Comments 1 Mr. Mark Pingel, Chair City of Saratoga Springs Planning Board 474 Broadway Saratoga Springs, New York 12866 Chairman Pingel and Planning Board Members, During the workshop on Thursday, March 19th Stewart’s was tasked with several items for consideration at the March 26th meeting they are: 1. Provide update of all planned changes from SEQRA to current site plan. Stewart’s Response: The SEQR Negative Declaration was issued March 20,2025 and since then the largest Site Plan change is installation of corner door for tenant space and a fence screening the space between the two buildings on the western elevation. We are changing the plans to reflect the February 2025 mapping DOT was in agreement to (attached). 2. Sidewalk signalized crossing (NYSDOT) update. Shown on plan? Stewart’s Response: The Stewart’s crossing is not shown on the Site Plan but has been submitted to NYSDOT and was identified in their February 2025 correspondence to the City. The responsibilities of Stewart’s have been added to the revised Site Plan (attached). 2 3. Conservation easement Stewart’s Response: We will use a format to the liking of the City Attorney. 4. Banked vs. Built Stewart’s Response: All parking will be built and Stewart’s is requesting 20% waver for additional spaces. 5. How is loading/unloading handled? Stewart’s Response: Loading/unloading for both Stewart’s and liquor store is handled through shared delivery area on eastern side of the building. 6. L/R turns out of Maple Dell – ready to discuss Stewart’s Response: this was not part of Negative Declaration and presents a series of DPW issues. I have forwarded to DPW Deputy Commissioner for input. 7. Current curb cut - drive aisle width – Are these accurate? Stewart’s Response: Driveway width is established by NYSDOT Table 1 issued under EB 16-012 8. Fences – block mechanicals from the back Stewart’s Response: a gate can be installed on the easterly side to screen the alley from view. The Design Review Board approval requested the dumpster surround be constructed of black chain-link fencing. Stewart’s is working through a fence issue with owner of 11 Marion Ave and will complete their stockade fence and give them property to ensure fence on their property. 9. Landscaping possible in the back? Stewart’s Response: We are uncertain where this would be placed at License Agreement and the National Grid easement does not allow this type of improvement on National Grid parcel. 3 10. Identify all mechanicals between the building and in attics Stewart’s Response: no mechanicals will be placed in the attic and all will be placed in alley between buildings.
