Dear ZBA members:
This letter is submitted in support of the application of Gillian Black and Kate Strassner for area variances
for their property located at 94 York Avenue. I have been an adjacent neighbor to Gillian and Kate since
they moved to the neighborhood in 2007. Since that time, they have maintained and improved their home
significantly and have been very good neighbors. My house is located in close proximity to theirs, and we
have always worked cooperatively to maintain our homes and properties for the benefit of each other. The
changes they are proposing will be a benefit to their family and improve the streetscape on Middle Avenue.
The relief that they are proposing is not significant in terms of percentage of relief requested or the type of
relief needed for an existing structure. Based on the information provided, the total lot coverage will still be
within the restrictions of the UR-3 zone and the patio is only slightly infringing on the setbacks. The shed on
their property is located within their solid wood fence, so the few feet of distance inside their property would
not have any impact on the adjacent neighbor. This shed is also appears to be located a significant
distance (more than 15 feet) from the neighboring house, which should not impacted by the proximity of the
shed to the side yard boundary.
The improvements they are proposing will not have any negative impacts on the neighborhood. In fact, the
improvements will enhance the aesthetic views of that portion of Middle Avenue. The area that they are
improving has been first a vacant lot and then a graveled driveway for more than 20 years. The addition of
a garage and carport will add curb appeal to that portion of Middle Avenue that previously was primarily a
driveway and garden. This family works hard to maintain their property, and these changes will be
beneficial improvements.
