Dear Julia and Members of the Design Review Commission,
We are submitting this application on behalf of Kate Amello, Owner of 145 Union Avenue.
The applicant is seeking approval to remove the existing garage and construct a new garage to serve as
a second principal structure on the property.
Based on the attached Sanborn maps, it appears that the original structure in this location predates the
current garage. Earlier maps indicate a larger structure that existed. The existing two-bay garage,
believed to have been constructed in the 1970s, appears to have a smaller footprint than the structure
shown on earlier maps. It is possible that salvaged materials from the previous structure were
incorporated into the current building (see attached maps for reference).
The existing garage is noncompliant with current zoning setback requirements, as it is located directly on
the rear and side property lines. This condition creates functional and maintenance challenges. In
addition, stormwater collects along the alleyway at this location, resulting in standing water and
hazardous ice conditions during winter months.
From a structural standpoint, the existing rafters (2x8 at 24 inches on center) are undersized for current
building code load requirements. Furthermore, the exterior siding does not meet current non-combustible
construction requirements for a one-hour fire rating.
We respectfully request approval to remove the existing garage and construct a new structure that will be
set back from the side and rear property lines, comply with current building code requirements, and
provide a safe and durable structure consistent with the surrounding neighborhood.
