Re: SCPB Referral Review #26-19 - Special Use Permit Review - The Union Gables
Since the 1990's the approved Special Use Permit allowed 10 guestrooms in the main house and two
guest rooms in the carriage house. For over twenty years the operation has 11 guestrooms in the main
house and two in the carriage house. The new owners wish to have the use reclassified as Hotel under
20 rooms to maintain number of rooms that exist. Along with this, the use operates a supper club that
can have no more than 24 events per year. The new owners wish to increase the number of Supper
Club events. Lastly, provided on-site parking is 14 spaces where 1.5 spaces are needed per room. The
owners wish to utilize 6 off-site spaces to meet this requirement.

Decision: No Significant County-wide or Intercommunity Impact
Comments: The Saratoga County Planning Board questioned the street parking being used as the
required parking spaces for this use.
While not a Signifcant County-wide or Intercommunity Impact, there was discussion about clarifying the
UR-3 and UR-4 split zones on the parcel. Under the UR-3 designation, a hotel with 20 or fewer
guestrooms is not a permitted use, which may require further clarification. In contrast, within the UR-4
zone, a hotel with 20 or fewer guestrooms is allowed by Special Use Permit. A prior Special Use Permit
may have extended the applicable zoning or approved use; however, this would need to be reviewed
and confirmed.
