Broadway Saratoga Springs, NY Date: 3/2/2026 Re: Zoning Summary – ZBA Submission McCarthy Residence 22 Fifth Avenue Saratoga Springs, NY UR-1 Zoning District To the Saratoga Springs Zoning Board of Appeals: Witt Construction is serving as General Contractor for the proposed improvements at 22 Fifth Avenue. The following summary is provided for reference in support of the ZBA review. This document is based on the Saratoga Springs Unified Development Ordinance (UDO), Article 3 – Residential Districts, Table 3-A (UR-1 standards), and the proposed site plan prepared by Witt Construction. The existing Final Survey was prepared by Thompson Fleming Land Surveyors. Witt Construction is not a licensed architect or surveyor.
