NOTICE OF DECISION
IN THE MATTER OF THE APPLICATION#20190497
SOUTH BROADWAY HOTEL
76 SOUTH BROADWAY
SARATOGA SPRINGS, NY 12866
Involving the premises with tax parcel nos. 178.27-I-44, 165.83-2-35, 165.83-2-36, in the City of Saratoga
Springs, on an application for a special use permit for a 120-room hotel within a Transect—5 Neighborhood
Center District.
In accordance with 6 NYCRR Part 617, the Planning Board classified this action as an Unlisted Action and issued a
Negative SEQRA Declaration on October 3, 2019.
Having properly noticed and conducted a public hearing on October 3, 2019, as required, on the proposed use;
And, upon evaluation of the application based on the City's enumerated criteria to ensure that the proposed
use(s)will not adversely affect surrounding properties and community character;
And, in accordance with requirements set forth in the City Zoning Ordinance, chapter 240, article 7.I "Special
Use Permit",the Planning Board issues the following decision on October 17, 2019 (passed 7-0-in favor:
Torpey, Totino, Bristol, Fabozzi, Horton, Boivin, Bonitatibus):
Approve with the following conditions, per October 14, 2019 memo from LA Group:
I. Provide appropriate screening, both vegetative and fencing, along Gurtler Lane that preserves existing
trees, specifically the 32" dbh maple tree.
2. Eliminate gate access at end of Gurtler Lane.
3. Provide civic space along S. Broadway frontage to complement the building, such as outdoor seating,
possible bike share location, etc., to be determined at site plan review.
4. Advance an agreement with adjoining commercial neighbors regarding easements for access, parking,
maintenance, and signage.
5. Provide parking lot signage identifying locations of shared parking accommodations.
6. Maintain a dedicated employee parking area to the rear of the site.
7. Continue to work with DPW and DPS to achieve an agreeable closure of the existing curb cut onto the
paper street behind commercial tenants on South Broadway.
8. Continue to work with DPW and DPS to provide off-site improvements along Lincoln Ave. and
Whitney PI. to include bump-outs, striping, etc. as detailed in the traffic engineer's report.
9. Provide appropriate signage at Gurtler Ln. entrance to direct commercial traffic from Lincoln Ave.
0. Provide hotel shuttle bus opportunities to reduce traffic.
. Continue to explore energy efficient systems for the project.

12. Consider reuse of the "Turf and Spa" motel sign within the proposed building interior.
Note: this approval shall expire 18 months from the issuance date unless all conditions have been complied
with and actual work begun.
