In the matter of the application

involving Historic review of new construction of a two-story spa building and outdoor pool and modifications to an
existing structure within the Urban Core (UC) District, tax parcel #165.67-1-70, within the City of Saratoga Springs.
In accordance with 6 NYCRR Part 617, the Design Review Board classifies this request as a SEQR:
Type II action – exempt from further SEQR review
And, in accordance with the objectives, standards and guidelines contained in the Unified Development Ordinance
Article 240-13.9 Historic Review Applicability and Approval Standards, the Design Review Board issues the following
decision on February 11, 2026:
Approve the plans with the following conditions:
Applicant to use a lighter yellow stone /brick inserts to match the color of the Adelphi building
Record of vote:
motion to approve made by G Wood, seconded by JGritsavage passed 6-1
In favor: T Ehinger, CBennett, L. DiCarlo K. Cavotta, JGritsavage, G Wood
Opposed: R. DuBoff
Note: this approval shall expire 18 months from the issuance date unless any necessary building permit has been
issued and actual work begun.
As a result of this decision, the applicant:
may proceed with the proposed project as approved
