NOTICE OF DECISION
In the matter of the application
#20251045 595 N Broadway Demo & Construction - Construction
595 N Broadway
Saratoga Springs, New York 12866
involving Historic review of construction of two-story attached garage and additions within the Urban Residential-1 (UR-
1) District, tax parcel # 166.5-4-5, within the City of Saratoga Springs.
In accordance with 6 NYCRR Part 617, the Design Review Board classifies this request as a SEQR:
Type II – exempt from further SEQR review
And, in accordance with the objectives, standards and guidelines contained in the Unified Development Ordinance
Article 240-13.9 Historic Review Applicability and Approval Standards, the Design Review Board issues the following
decision on February 11, 2026:
Approve the plans with the following conditions:
1. Gable dormers on the additions on the main/east elevation to be removed
2. Gable dormers on the south elevation of the garage to be removed; shed dormer on south garage elevation
can be expanded up to, but no greater than, the span of the garage door(s) beneath it
Record of vote:
motion to approve made by K. Cavotta, seconded by JGritsavage passed 6-1

Note: this approval shall expire 18 months from the issuance date unless any necessary building permit has been issued and
actual work begun.
