Dear Tamie:
The Saratoga Springs Preservation Foundation has reviewed the application for the
exterior alterations at 62 Van Dam Street. The Foundation found this application difficult
to review because it was incomplete. For example, it does not include current existing
condition photographs.

President National Register of Historic Places and is located in a Local Architectural Review
James Gold District. The vernacular front-gable house was built in 1868.

However,the Foundation has concerns regarding the siding, windows, and doors. The
Caroline Cardone building should retain as much of its original character-defining features as possible.

The windows were removed and replaced without approval or any documentation of their
condition. Documentation shows that the windows of the primary facade prior to their
removal were two-over-two wood windows (see enclosed photographs). Those windows
may have replaced six-over-six windows since the historic extension prior to be being
removed and reconstructed without permission had six-over-six wood windows. The
vinyl windows with simulated grid patterns are not appropriate replacements.

The front and rear doors were also removed and replaced without approval or any
documentation of their condition. Based on documentation,the front door prior to being
removed was a single-pane paneled wood door(see photographs). The current aluminum
front door is not appropriate. The Foundation recommends a single-pane wood front
door.
Lastly, prior to removal the front porch had an inappropriate metal balustrade. Prior to the
metal balustrade, the balustrade was an x-pattern made of wood(see photograph). The
Foundation encourages the owner to replace the inappropriate metal balustrade with the
balustrade as documented in 1991, a simple wood balustrade that is in-keeping with the
vernacular style of the house, or if code does not require a balustrade, to not have one.
