It involves the subdivision of two residential parcels into four residential parcels. The existing parcels are zoned UR-2 Urban Residential. The existing house on proposed lot 3 is to remain. EXISTING CONDITIONS Water Distribution – A 4” City of Saratoga Springs watermain is located within Myrtle Street. The existing house on proposed lot 3 is serviced off the 4” watermain. An existing curb stop is located at the sidewalk in front of the existing house that is to remain. Sanitary Sewer – An 8” sanitary main runs along the east side of Myrtle Street. This sanitary main flows via gravity to the Saratoga County Sewer District Pump Station at High Rock Avenue and Warren Street. From the pump station the wastewater is pumped to County trunk lines and the treatment plant in Mechanicville. The existing house on proposed lot 3 discharges to the 8” sewer main. SEWER AND WATER USAGE The table below provides information on the anticipated average potable water use and wastewater flow rates for the project. Water use and wastewater flow are estimated to be equal for this study. Table - Average Daily Flow (ADF) 3 Bedroom Home: (4 homes) x (330 gpd/home)1 1,320 gpd Total 1,320 gpd Summary of Design Flows Average daily flow for wastewater is estimated to be 0.9 gallons per minute (gpm) based on a 24 hour day. Estimated peak hourly flow is 3.9 gpm (4.38 x average).2 Average daily demand for water is estimated to be approximately equal to the wastewater flow or 0.9 gpm. Instantaneous peak demand is estimated at 3.0 gpm3 for each residence giving a total instantaneous demand of 12.0 gpm. PROPOSED CONDITIONS Water Distribution – To serve the project, three (3) new 3/4” copper water services will be installed at the existing 4” water main. The water service to the existing house is to remain. The nearest fire hydrant is located on the west side of Myrtle Street, at the southern property line of the project. Sanitary Sewer – To service the project, three (3) new sanitary sewer services will be installed at the existing 8” sewer main. The sanitary sewer service to the existing house is to remain.
