Hi Susan –
Attached you will find a revised ZBA plot plan for the proposed Oravec residence at 3 Cobb Alley.
The following revisions have been made:
1. The front setback of the main house has been brought forward to a setback of 6’ (to align with the
Holloway residence to the East).
This results in a 4.0’ variance now being requested (40% relief) which matches the Holloway’s house
exactly.
2. At the DRB suggestion, the attached garage has been shifted forward at approx. 1.5’ setback from the
main house wall.
3. Moving the house forward 6” then reduces the rear setback being requested to:
a. 10’ rear setback to rear stoop: 15’ variance (60% relief vs. 62% request in original application)
b. 13’ rear setback to rear East corner: 12’ variance (48% relief vs. 68% request in original
application)
4. The house will be shifted to the East / Right resulting in the following side setbacks:
a. 8’ side setback along West property line (UDO compliant – no variance required)
b. 6’ side setback along East property line (UDO compliant – no variance required)
c. 3.3’ side setback along East Property line to Egress well (3’ min. allowed – no variance required)
It is our opinion that the application & relief requested have improved:
The front variance requested is a slight increase in relief (only 6”) but matches the Eastern neighbor exactly.

The rear setback variances have lessened / improved significantly
The shifting of the garage forward is consistent with the DRB advisory opinion
The DRB will continue their Historic Review of the design for consistency with the character of the
neighborhood
Therefore we respectfully request that the Zoning Board of Appeals review & approve the amended plot plan at
it ’s Feb. 9th meeting.
