In consideration of the Request for an Advisory Opinion by the Zoning Board of Appeals
ZBA App #20250901
3 Cobb Alley Area Variance

Saratoga Springs, New York 12866
Involving a historic review of new construction of a single-family residence with attached two-story, two-car garage within the
Urban Residential -3 (UR-3) District tax parcel #165.66-2-64, within the City of Saratoga Springs.
Following discussion on this matter on January 28, 2026, the Design Review Board offers the following with respect to the Zoning
Board of Appeal’s for input with particular attention to the requested variances and compatibility with neighboring properties and
the character of the neighborhood:
Unfavorable Opinion
Considerations:
The garage should be set to align with the setbacks of the neighboring garages, this will be more consistent with the
character of the neighborhood and alley.
