It involves relocating the existing stone building to the Bethesda Church site and constructing a new two-story spa building with an associated pool on the original site. The new spa building is intended to serve approximately 30 patrons per day from the Adelphi condominium and hotel building. EXISTING CONDITIONS Water Distribution – A 10” City of Saratoga Springs watermain is located on the south side of Washington Street. The size of the water service to the stone building is unknown but is believed to be serviced off the 10” watermain. An existing curb stop is located at the southeast corner of the building, directly behind the Washington Street curb. Sanitary Sewer – A 12” vitrified clay sanitary main runs along the center of Washington Street. This sanitary main flows via gravity to the Saratoga County Sewer District Pump Station at High Rock Avenue and Warren Street. From the pump station the wastewater is pumped to County trunk lines and the treatment plant in Mechanicville. The size and location of the existing sewer service to the stone building is unknown. A 6” SDR PVC sewer line is located to the east of the stone building that services a portion of the Adelphi condo building. SEWER AND WATER USAGE The table below provides information on the anticipated average potable water use and wastewater flow rates for the project. Water use and wastewater flow are estimated to be equal for this study. Table - Average Daily Flow (ADF) Pool and Bath House: (30 patrons) x (10 gpd/patron)1 300 gpd Total 300 gpd Summary of Design Flows Peak flow is estimated to be 20.45 gallons per minute (gpm) per Table 604.3 of the 2025 NYS Plumbing Code based on all building fixtures simultaneously being used. PROPOSED CONDITIONS Water Distribution – To serve the project, the existing water service to the stone building will be uncovered to evaluate the pipe size and condition. If the pipe is found to be in satisfactory condition, it will be reused. If the existing lateral is not in good condition then a new 1” copper water service will be provided to service the building. The proposed building will not be sprinklered and will require domestic water service only. The nearest fire hydrant is located on the south side of Washington Street, directly across from the site. Sanitary Sewer – Sanitary sewer service for the spa building will connect to the existing 6-inch PVC sewer line that serves the condominium building. A portion of the new building will be constructed over this line, requiring protection of the pipe during construction. The new sewer connection to the existing 6-inch line will be made within the building footprint. The existing sewer service will be capped and abandoned at the property line. 1.
