Whether the benefit sought by the applicant can be achieved by other feasible means. Identify what alternatives to the variance have been explored(alternative designs,attempts to purchase land,etc.)and why they are not feasible. First,the application is an attempt to provide potential owners with a one car garage. Potential buyers have pointed out that they would need a garage.We have offered a carport but there is no interest in a carport. Second,we would like a garage which is aesthetically pleasing to the design of the house.We considered a design with a shed roof but It Is not in keeping with good architectural consistency relative to the building. Third,we have looked at several alternative designs, please see attachments I, II, II,and IV.Attachment I would require a setback variance from I ugh Ruck Avenue and LlucktIle widow to tine greeting room.Attachment III Begins to intrude into the backyard and on the 118 side poses a clearance problem with the overhead electrical wires.Attachment IV reduces the backyard space electrical wiring in the backyards on both sides. And fourth we prefer the design shown in Attachment II since it can be symmetric on both sides of the main building,does not block the windows of the greeting room entrance,does not require a setback variance from High Rock Avenue,preserves the most backyard space for the potential new owners,and does not have interfere with clearances with the overhead electrical wiring. 2. Whether granting the variance will produce an undesirable change in the character of the neighborhood or a detriment to nearby properties. Granting the variance will not create a detriment to nearby properties or an undesirable change in the neighborhood character for the following reasons: The neighborhood has a park directly across from the condos and apartments immediately on the left with outdoor parking. However,there are garages both to the North and immediately behind the High Rock condos.There is an expectation by the buyers that they would have a garage consistent with homeowners in the area. The requested variance is not substantial for the following reasons: The buildings adjacent on both the north and the sides of the condos are set back from their lot lines very significantly presenting an open appearance. In the event of an emergency,the separation between the garage and the principal building would allow access. 4. Whether the variance will have adverse physical or environmental effects on neighborhood or district. The requested variance will not have an adverse physical or environmental effect on the neighborhood or district for the following reasons: The variance will not have an adverse physical or environmental impact on the neighborhood. In fact,with the correct architectural features the garages will compliment the principal building and entrance the neighbor hood. 5. Whether the alleged difficulty was self-created(although this does not necessarily preclude the granting of an area variance).Explain whether the alleged difficulty was or was not self-created: We have done nothing to create this need for a variance. The condos are basically on the same setback lines as the original building except for the distance to the street which was reduced slightly to enhance and,modernize the appearance for-the original building.
