in the premises conveyed hereunder for the remainder of his natural life. John M. O'Connor shall be
responsible for payment of all taxes, assessments,insurance,repairs and maintenance to the aforesaid
premises for so long as he continues to reside therein.
THE INTENT of the grantor is to reserve a life estate to himself.
RESERVING UNTO GRANTOR the power to appoint in whole or in part,the property conveyed
hereunder and under no circumstances may the grantor appoint the aforesaid premises for the benefit of the
grantor,grantor's creditors, grantor's estate,or the creditors of grantor's estate. Such limited power of
appointment shall,if at all,be exercisable by grantor's last will and testament by virtue of a specific
reference to same therein, All-encompassing, non-specific language such as is typically found in the
residuary clause portion of a last will and testament,shall not be effective to exercise this power. Further,
such appointment,if exercised,maybe outright or in further trust,and need not be equal or proportionate.
Any release of the power reserved hereunder,in whole or in part,shall be effective when recorded in the
Saratoga County Clerk's Office. Any release of the foregoing power of appointment may be made by the
grantor's attorney-in-fact acting under a durable power of attorney.
