RE: 171 Church Street – Roof Replacement
Dear Tamie:
The Saratoga Springs Preservation Foundation reviewed the application for the roof
replacement at 171 Church Street.
The circa 1900 Queen Anne residence is a “contributing building” to the West Side Historic
District listed in the National Register of Historic Places.
The slate roof is a character-defining feature of the house. Section 13.9.I.9. Architectural
Review Approval Standards, Treatment of Major Building Elements of the City of Saratoga
Springs Unified Design Ordinance states:
c. Roofs:
Features that give a roof its essential historic and architectural character must be retained and
rehabilitated whenever possible.
It appears that the slate roof has reached the end of its life cycle. The Foundation recommends
that the primary roof be replaced with slate.
The Foundation understands that this rehabilitation may be costly. Therefore, it recommends
that the owners explore New York State Historic Homeownership Tax Credits, which offers a
state income tax credit equal to 20% of qualified rehabilitation, including roof repair, expenses
associated with repair, maintenance, and upgrades to historic homes.
