Request for Lot Coverage Variance
Property: 253 Nelson Ave., Saratoga Springs, NY
Requested Lot Coverage: 43% (for pool and shed)
Dear Members of Zoning Board,
We respectfully request a variance to allow total lot coverage of 43% at our property
located on 253 Nelson Avenue to accommodate the installation of a small pool and a
modest storage shed. We have carefully designed our proposed improvements to
remain consistent with preserving open space and neighborhood character. The
requested increase is minimal and necessary due to the existing conditions of our
home and property layout.
Our two -car garage is fully utilized for essential household storage, including a
snowblower, lawn mower, bicycles, and seasonal decorations, in addition to our two
vehicles. The main house has a small storage basement that is largely occupied by
heating and utility equipment, leaving insufficient room for pool equipment or patio
furnishings.
Additionally, the back house, built in the 1920s, has extremely narrow, steep stairs that
make it impractical and unsafe to move large or heavy items, such as outdoor furniture, to
that space. Without a shed, these items would have to be stored outside, resulting in a
cluttered space that would detract from the overall appearance of the property.
We understand the Board's question regarding the possibility of reducing the size of the
proposed shed. We have carefully reviewed our storage needs and explored smaller
design options; however, a reduction in size would make the shed unable to
accommodate the essential items we need to store (i.e., pool maintenance equipment,
outdoor furniture, and seasonal accessories). The proposed shed represents the smallest
practical size that will allow for efficient organization while remaining proportionate to
the property and visually unobtrusive. It has been thoughtfully placed to minimize
visibility from neighboring properties and to preserve the overall aesthetics of the yard.
The modest 3% increase in lot coverage is necessary to maintain a clean, organized, and
visually appealing property while enabling reasonable use of our outdoor space. We
believe this small variance will have no negative impact on neighboring properties and
will help us maintain a neat, attractive, and well -kept yard consistent with the character of
our neighborhood.
