A proposed demolition and construction of a Stewart's Shops establishment in the City's NC/T-5 district
has created the need for area variances for minimum build out, front setbacks, height, and freestanding
sign.
Location: S. Broadway (US Rt 9)
Tax Map #: 165.83-1-22 and 165.83-1-23
Zoning: Neighborhood Center District (T-5)
Received updated information from the City of Saratoga Springs Zoning Board on October 7, 2025.
Reviewed by the Saratoga County Planning Board on October 16, 2025.
Decision: No Significant County-wide or Intercommunity Impact
Comments: There was some concern with the tankers being able to complete the turning radius around
the fuel pumps and underneath the canopy in the March 2023 Site Plan review letter. As noted, Lincoln
Avenue does have a weight limit, so access to the site is limited for fuel delivery to the existing U.S.
Route 9 entrance.
A NYS DOT permit will be required for any improvements on US Route 9.
