I am reviewing your application for the zoning board for 200 East Ave and have a few
questions.
• Please verify the proposed setbacks are to all portions of the garage structure,
including roof overhangs, etc.
We were hoping for a 3' clearance towards north (side of lot) from the wall to the lot line.
The distance from roof overhang to lot line would thereby be 1' The reason for this is to
avoid getting too close to the Silver Maple (which we are trying to preserve) + it would
simultaneously improve turning radius.
If it can help our case, we can make the setback towards east (back of the lot) to be min. 5'
including any roof overhang.
The rear yard setback requirement in UR-3 is 5' for an accessory structure. You have shown 4', however,it
appears that this dimension may not include roof overhangs.
• Please provide accessory building coverage including overhangs. Including overhang the
building will cover 32' x 26' = 832 sqft
• Provide distance from patio to side lot line. There is a minimum of 10' required from adjoining
lot lines. The proposed distance will be 10'
• The Board may ask to see elevation drawings of the proposed garage to help
determine impacts. Please see attached.
