116 ZBA Zoning Appeals
The neighborhood is composed of single family homes, largely built in the 1920s, 30s,
and 40s. The neighborhood is primarily a UR 2 zone. Houses are on undersized lots
that cause rear, interior, and corner side setback requirements. I aim to illustrate that
the variances we are requesting are in accordance with the majority of properties in the
neighborhood.

Key Points
● Table 1: 62 of 69 lots (90%) in the neighborhood do not conform to UR-2 zoning
minimum lot width requirements
● Table 2: 38 of 69 houses (55%) in the neighborhood have a setback violation
(rear, interior, or corner side).
● Table 3: 11 of 16 corner lot houses (69%) in the neighborhood have a corner
side setback violation. On average these corner properties have a setback of
6.36’ instead of 10’ zoning requirement
● Table 4: 16 of 16 corner lot houses (100%) in the neighborhood have a setback
violation (rear, interior, and/or corner side).
