The neighborhood is primarily a UR 2 zone. Houses are on undersized lots that cause rear, interior, and corner side setback requirements. I aim to illustrate that the variances we are requesting are in accordance with the majority of properties in the neighborhood. On average these corner properties have a setback of 6.36’ instead of 10’ zoning requirement ● Table 4: 16 of 16 corner lot houses (100%) in the neighborhood have a setback violation (rear, interior, and/or corner side).
